General

The properties featured are offered for self-catering holidays on a weekly or daily basis. Weekly bookings usually run Saturday to Saturday (4 pm on the date of arrival to 10 am on the date of departure) unless otherwise stated, subject to the Hiring Conditions Below. 

Booking your Holiday

To book a property, once you have decided on a property which is available, you can use the online secure booking facility. You can choose to pay online with credit or debit card, or alternatively you can opt to pay by bank transfer or telephone us with credit or debit card details. Providing arrival dates are at least seven days ahead of your booking date, we will hold your provisional reservation for up to 48 hours pending receipt of your payment, after which we will cancel the reservation.

However, you will still be liable for this payment unless you inform us by email that the booking is cancelled.

In the event that a property is not deemed suitable by Highland Club Scotland for the party or, due to circumstances beyond our control, a property becomes unavailable, Highland Club Scotland reserves the right to cancel a booking and will refund any credit card or other payment (including any handling charges) where appropriate.

Cancellation Protection

We strongly recommend that you use holiday cancellation insurance to cover the cost of your holiday. This will provide you with peace of mind if an unforeseen event forces you to cancel your holiday. If you have difficulty sourcing insurance Highland Club Scotland can offer advice for best search options.

Security

For your security and peace of mind this web site uses a secure server to collect credit card information. We use Sage Pay as our payment gateway provider to ensure that your details stay safe and secure. At no time are credit card details transmitted over a non-secure connection. Online transactions are processed via our secure virtual terminal. Telephone transactions are processed by hand using the “Customer Not Present” method. If you require a receipt of your credit card transaction please email us with your request.

Booking from Overseas

We recommend credit card payments for overseas bookings as we do not charge credit card fees. Bank transfer payments are also welcome, however, payments must be in UK pound sterling and you will be liable for all bank charges.

Cancellations

25% deposit of the total rental cost is payable upon booking and is non-refundable, unless cancellation is made within 24 hours of booking.

The balance is payable 6 weeks before the due arrival date and is non-refundable. In these cases we will try to re-let the property for the same dates and make a part refund after deduction of all re-booking costs and a cancellation fee. This will usually but not necessarily be covered by the 25% deposit.

Accordingly, it is important that cancellations are intimated to us by telephone followed by immediate written confirmation.

Facilities

While our guests are welcome to use the facilities at the Highland Club, neither Highland Club Scotland nor the property owners are responsible for the facilities availability and this not part of the rental cost.

Equipment

Each property is furnished and equipped to cater for the stated permitted occupancy and includes pots and pans, crockery, cutlery, iron and ironing board. Major items of domestic equipment are listed in individual property details.

Some properties have baths only. If no shower is mentioned it means there is no shower at the property, not even over the bath.

Pets

Pets are not allowed in the Highland Club apartments or any of the main buildings within the Abbey but may be allowed in some Courtyard Cottages at owners discretion.

Pets are permitted within the grounds of the Abbey but must be kept on a lead at all times and pet owners must clear any dog litter immediately.

Linen

Highland Club Scotland provide all bed linen and towels and these are changed weekly and after each stay. Complimentary supplies of toilet roll, kitchen rolls, bin liners, dish sponge, cloth, washing machine liquid and dishwasher tablets are provided but these are not exhaustive and can be obtained from the local shop. Hand soap is also provided but other than this please bring your own toiletries.

Cleaning

All properties are cleaned thoroughly between each let. However, as only a limited period of time is available to clean properties, it is a condition of your let that you leave the property and its contents as you find it. This includes the removal of any waste to the waste disposal area. Failure to do so may result in a charge of £25.

Dishes, pots, pans, utensils etc should be washed and put away, although it is acceptable to have them in the dishwasher with the dishwasher running.

Damages

Damages should be reported to the property manager immediately and you are liable for the cost of replacement.
Unreported damages may result in a charge to your credit card if we are unable to contact you.

Your holiday entitles you to enjoy the facilities of the Highland Club which include the Club Lounge and sports grounds and equipment. Damages to these must be reported and you may be held liable should negligent or careless behaviour prove to be the cause.

Infestations and Pest Control

Abbey Management (Scotland) Ltd are committed to the prevention of the spread of bed bugs and other such infestations and strive to protect our guests and the Highland Club of such. Please ensure, between accommodations, that you have checked your luggage and personal belongings for signs of bedbugs that you may have been exposed to in other locations. The Highland Club is currently free of infestation and we work hard to remain this way with the support of guests, owners and staff being vigilant for signs of bedbugs, fleas and lice. In the event that you suspect there signs of such infestations in your holiday home, please bring this to your property manager’s attention immediately.

Short Breaks

Short break holidays may be available in any of the properties. You will know this by using the availability calendars.

Complaints

It is important to the property owner and to Highland Club Scotland that holidaymakers enjoy their holiday and every effort has been made to ensure this. However, in the unlikely event of dissatisfaction with the property or any subsequent problem, the holidaymaker should immediately contact us, the owner or caretaker/key-holder so that the opportunity to rectify the problem while they are still in the premises, is given.

TERMS & CONDITIONS OF HIRE

  1. The hirer shall ensure that the standard of cleanliness of the premises is as high on their departure as on their arrival. A minimum surcharge of £25 may be levied if this condition is not observed.
  2. The Hirer shall not sub-let the premises or any part thereof.
  3. The number of people occupying the premises shall not exceed the number stated for the premises.
  4. The Hirer binds and obliges himself to vacate the hired premises without demand at the termination of the period of hire.
  5. The Hirer binds and obliges himself to pay the lessor in respect of any loss or damage beyond fair wear and tear. This also applies to common facilities within the Highland Club.
  6. Your initial payment comprises a non-refundable deposit of 25% of the total hire charge, plus supplementary charges. The balance of the hire charge must be paid at least 6 weeks prior to the commencement of the holiday. The Lessor may treat the booking as cancelled if the balance of the hire charge is not sent by this date and the deposit will be forfeited.
  7. If the booking is made within 6 weeks of the start of the holiday, payment in full at the time of booking is required.
  8. The Hirer agrees that, in the event of cancellation, while all reasonable efforts will be made by the lessor to re-let, the Hirer will be responsible for paying for the period of tenancy booked if a substitute cannot be found.
  9. The Lessor, his agents or employees, accept no responsibility for loss, injury or damage to any member of the Hirer’s party, or their property, arising from the let of the property however caused.
  10. The Hirer shall undertake to prevent any member of his party from causing a nuisance or disturbance to neighbouring residents or occupiers.
  11. The Hirer undertakes to leave the hired premises secure if left unoccupied during the period of let.
  12. The Hirer undertakes to relieve the Lessor from any liability for damage or injury by any member of his party, however caused.
  13. The Hirer warrants that the subjects let are to be used for the purposes of a Holiday. Accordingly, the relevant section of the Scotland Housing Act 2006 applies.
  14. Your contract of hire is with the property owner, not Highland Club Scotland.
  15. We reserve the right of entry to the properties at all reasonable times for the purposes of inspection or to carry out repairs or maintenance.
  16. It is understood that while The Hirer is welcome to use the facilities at the Highland Club, neither Highland Club Scotland or the property owners are responsible for the facilities availability and this not part of the rental cost.
  17. Infestations and Pest Control. The Manager has inspected the property prior to any occupation by any Guest(s) as free of any insect infestations including fleas, lice and bedbugs (“Infestations”). The Guests(s) hereby agrees to prevent and control possible infestation by adhering to the following responsibilities for the duration of their stay. The Guest(s) agrees to perform Inspections of their personal items before entering the apartment. Check for hitch-hiking Infestations. If the Guest(s) is staying in a hotel or another holiday rental, inspect your clothing, luggage, shoes and personal belongings for signs of bedbugs before entering the apartment. Check backpacks, shoes and clothing after using public transportation or visiting theatres.  The Guest(s) must report any problems that appear to be a form of Infestation immediately to the Manger and cooperate with any pest control efforts.
  18. Indemnification.  The Guest(s) agrees to indemnify and hold the Owner harmless from any actions, claims, losses, damages and expenses including but not limited to legal fees that Owner may incur as a result of the negligence of the Guest(s) including failure of Guest(s) to perform these duties prior to entering the apartment.  This extends to the cost of finding any alternative accommodation, loss of rental/booking fees and management fees expended by the Owner in connection with any incoming Guest(s) who’s stay at the apartment will be affected by any Pest Control Treatment and clearance of the apartment.  The Owner reserves the right to be compensated for any time spent in making any necessary arrangements to deal this matter.
  19. It is acknowledged that the Owner shall not be be responsible for any refund of the booking fee or liable for any loss of personal property to the Guest(s), as a result of an infestation. The Guest(s) agrees to obtain personal property insurance to cover such losses.
